Manager, Construction Operations: Become the Newest Member of the Vans Family As Manager, Construction Operations you are responsible for all aspects of tracking Store Construction costs within the assigned brand(s) (Vans, The North Face, Timberland, Kipling, Icebreaker, Dickies, Work Authority, Smartwool). You play a crucial role in ensuring all projects are budgeted, scheduled and tracked properly. We place in your hands the power to oversee the recordkeeping of all construction projects. You will be responsible/oversee all aspects of construction contracts, purchase orders, schedules, financial tracking and closeout of all projects within the VF portfolio. Here at Vans, we maintain high levels of integrity and honesty with complete transparency, which is required of you before joining our family. How You Will Make a Difference: • Manage the organization of all VF construction capital projects including the capital spend process and report to senior management on all VF construction capital spend for over 130+ projects and over $50M per year. • Manage the SAP/Coupa systems for all POs, Goods Receipts, Invoices and payments for all GCs and vendors related to construction capital projects across USA, Canada and Mexico. • Work with internal partners to finalize all non-construction team initiated spend and confirm the costs are accurately reflected in capital budgets/forecasts • Work with all brand finance teams and the fixed asset team to Close Out, Accrue or Carry Over all project spend at month end, quarterly, and Fiscal Year End • Maintain VF Real Estate Capital Forecast Summary • Responsible for Construction Schedule Forecasts, Tenant allowance submittal & tracking, utilities set up/shut down, and the RE team SharePoint site as well as multiple Smartsheets used. • Your diverse experiences and background enable you to provide a unique perspective to fuel our global growth. Additionally, you are inclusive and value differing points of view. You hire, develop and support a team that reflects our global consumer population. • Create detailed capital budget estimates for all projects using all available information (i.e. historical, regional cost variance, material and labor cost estimates, site survey and layout). Coordinate with Director of Construction, Sr. Construction Managers & Leasing Team. Contact and download information from Tenant Coordinator/Landlord as may be required to identify issues impacting Tenant costs. • Work with Sr. Construction Managers to closely track and forecast spend related to construction capital projects and provide early alert to overspending; When necessary, create detailed variance supplementals for over spend Skills for Success: Years of Related Professional Experience: 5+ years Educational/ Position Requirements: • A Bachelors degree in Construction Management/ Accounting or related field and a minimum of 5 years general management experience in the Construction Management field or an equivalent combination of experience and training that provides the required knowledge, skills and abilities. • Experience working in the Construction industry Special Physical and/or Mental Requirements: • Travel by air and overnight, as required 5% amount of time. • Lifting and/or bending 20lbs amount of weight.
