The Director of Delivery is responsible for the management of the design, construction and completed delivery of Tenant Improvement, Ground Up and Technology projects within the Corporate Real Estate portfolio.  Responsibilities include team leadership, client interface, programming, planning, design development, construction document development, construction management, short and long term budgeting as well as financial reporting.  The Director must possess the skills and expertise to think and act in a transformational and transactional manner, constantly modulating to adapt to dynamic situations.  This role includes management of projects throughout the global portfolio.
Essential Duties and Responsibilities:
Managing Work Flow
Lead turn-key project management through all phases of development, from initial analysis through closeout.
Manage multiple projects, deliverables, milestones, schedules, and budgets simultaneously.
Manage and lead multiple project managers (internal and external) to effectively and execute projects. 
Team with internal and external partners to see all projects through successful timely completion.
Develop and manage long term Capital Expenditure budgeting for all projects within the influence of Corporate Real Estate on a rolling 5 year basis.
Resource Management
Partner successfully with external resources including but limited to:
Architects, designers, and engineers
3rd Party Project Management Firms
General Contractors and sub-contractors
Permit expeditors and building officials
Public relations (as required)
Ability to partner successfully with internal resources and project teams to include teammates from the following departments: Design, Corporate Real Estate, Strategic Procurement, Facilities & Operations, Corporate Legal, Corporate Finance, and Corporate IT along with key stakeholders from Business Units.
Project Management
10 to 15 years of project delivery experience
Proven experience managing Tenant Improvement, Ground up and Technology projects in a fast paced environment.
Proven experience in schedule management and consistent on time project delivery.
Able to demonstrate creative problem solving techniques to resolve project issues.
Direct experience in managing key milestones for project success.
Direct experience in estimating and cost control
Able to demonstrate value engineering skills and articulate specific examples of success.
Education and/or Experience
10 to 15 years of project management experience
Bachelor of Science required in a development core discipline such as Construction Management, Civil Engineering, or related profession
