Summary
The Controls Specialist will support the Corporate Real Estate business unit and will be responsible for various accounting and cost-tracking duties, including: drafting and processing purchase orders; reviewing, submitting and tracking vendor invoices and payments; and assisting project managers with the creation and accurate maintenance of project budgets and costing reports. This position reports to the Director, Controls.
Responsibilities:
Accurately complete and manage financial transactions for the Corporate Real Estate department, including, but not limited to:Vendor purchase order creation and billing accuracy
Assisting with the capital project funding documents
Reviews of open balance and aging reports
Follow up with vendor contacts to establish relationships and address concerns

Assist project managers with project cost tracking Perform monthly reconciliations of incurred costs
Provide supporting financial and accounting information to project managers

Accurately compile monthly reconciliations and budget variance summaries of operational expenditures
Provide proactive updates to the Director of Controls on various projects and tasks
Ensure transactions are completed in a timely manner and all project costs are being actively compiled and tracked
Partner with the Corporate Real Estate team, including Design, Real Estate, Facilities, Corporate FP&A and Corporate Accounting, for the completion of various projects

Qualifications:
Bachelor’s Degree in Accounting, Business, or related profession required and at least 1- 3 years of public or private accounting-related experience. Construction or facilities-related accounting, job costing, and project controls experience desired.
Ability to master technical issues and quickly learn new concepts
Ability to think critically and perform a rigorous self-review to ensure all work product is 100% complete and accurate before moving to the next level of review – must have a drive to get things right the first time by performing precise work or asking the necessary questions/seeking the necessary resources
Ability to simultaneously manage multiple tasks and responsibilities while staying organized and in front of all deadlines
Ability to cultivate partnerships with vendors and contractors, ensuring timely resolutions for billing-related issues or concerns
Ability to communicate effectively and proactively with both upper management and teammates in other departments
Ability to work collaboratively with teammates and business partners in other groups, including FP&A, Accounting, Facilities and Operations, Project Management, Legal, Risk Management, etc.
Technical proficiency with Microsoft Office Software, advanced proficiency in Excel desired
Experience and proficiency with SAP and Ariba Purchasing house desired
