As the Senior Manager, Retail Development, you lead retail development, strategy and planning for Arc’teryx retail expansion and existing portfolio management for North America and Europe. You are focused on real estate strategy and planning, inclusive of real estate development and leasing. You build out the Retail Development strategy aligned with the goals, vision and purpose of Arc’teryx. Key responsibilities and accountabilities:
⏵ You partner with key stakeholders on the development of retail locations in North America and Europe.
⏵ Support strategic business plan process (SBP) by providing market holding capacity data through the lens of current epicenter framework.
⏵ Drive development & site search based on aligned market strategy, company strategic business plan goals, epicenter market framework using demographic data, systems and industry knowledge to develop key site locations within targeted areas, providing significant real estate analysis and insight.
⏵ Establish, maintain and manage landlord and broker relationships to inform the real estate community of company objectives and site requirements brief for site searches.
⏵ Prepare and present executive summaries for site proposals for review by committee and approval by Senior Leadership.
⏵ Develop and maintain pipeline of new potential locations, timing and sequencing to drive and inform long term strategic objectives.
⏵ Lead lease negotiations, coordinating with key stakeholders, legal, operations, finance, design and construction.
⏵ Facilitate cross-functional existing portfolio review to identify strategic direction for existing assets for renewals, renovation and relocation.
⏵ Lead lease administration & asset management working closely with finance, retail controller and lease administration support.
⏵ Develop and maintain portfolio database to manage lease obligations & lifecycle initiatives.
⏵ Lead retail renewal and relocation lease negotiations that support lifecycle initiatives.
⏵ Partner with Retail Design & Retail Brand Experience teams on key vendor management including RFP process & contract negotiations for architects, construction management, fixtures, lighting and technology.
⏵ Oversee project close out process to ensure accurate documentation and archiving is completed and tenant improvement funds are collected. Additional experience, education and/or skills required:
⏵ 7- 10 years leadership experience in a specialty apparel, boutique fashion and/or outdoor retail environment
⏵ Post-secondary degree in Commerce, Real Estate, Business or Law
⏵ Exceptional negotiation and problem-solving skills with demonstrated success in managing key stakeholder relationships.
⏵ Willingness and ability to travel for market reviews and conferences.
