The buildings unify all departments into a single, centralized location to consolidate operations, increase efficiencies and foster a family spirit. The campus is designed tostimulate innovation, teamwork and collaboration, and support further company growth.<br /><br />The Campus consists of four state-of-the-art buildings and is approximately 47,000 m2 in size. The location boasts offices / showrooms /Peoples Place Cafes, and is home to 1,800 Tommy Hilfiger and Calvin Klein associates.<br /><br />Our employees wellbeing is our top priority and our HQ sets new standards for a healthy, safe, energetic and efficient life. We supply the tools that allow associates to regain physical and mental stability and unleash their highest performance potential.</p><p>The Campus is run by the Facilities Department, consisting of 4 teams: Hospitality, Operations, Parcel Management and Workplace Management. The team is 36 (full-time) people strong, and is supplemented by additional outsourced security, reception and cleaning personnel. The departments goal is to provide consistent quality and excellent service to all associates and guests. The Facilities Department is also responsible for providing and maintaining office supplies, mail services, security, furniture, moving services, renovations, and maintenance, etc.</p><p></p><p><b>The Position</b></p><p>The Manager Hard Services manages the Hard Services/Maintenance Team and reports into the Senior Facility Manager within the Operations Team.</p><p></p><p>The core responsibility of the Manager Hard Services is to manage and oversee all maintenance activities and processes in all buildings of PVH in Amsterdam.</p><p>This manager is aware of the latest trends and developments of hard services and will respond to this by innovating, broadening and/or deepening the services so that quality, profitability and results are improved. Next to this the role will guide the Maintenance/Hard Services Team members in developing themselves in their responsibilities.</p><p></p><p>The focus of the role is managing all maintenance contracts including setting KPIs, organize new contracts (tender), check all service costs invoiced by landlords and create long term Maintenance Plans. Make suggestions for improving the primary processes and the overall quality of services. Optimize the level of co-operation with the landlords and contractors with a feeling for relationships.</p><p>Since all buildings are leased, the role requires strong interaction with the landlords and its contractors on building related installations and works on building structure.</p><p>Next to that, this role will interact and support all building improvements and refurbishments.</p><p></p><p><b>Key responsibilities:</b></p><ul><li><p>Manage Hard Services/Maintenance Team/Contractors; make sure all preventative and corrective maintenance calls/works are picked up in a timely, correct and safe manner.</p></li><li><p>Ensure delivery of the hard services is compliant to EHS&S and Quality standards</p></li><li><p>Manage all Maintenance contracts for all buildings: make sure all contracts are properly filed in the contract management system. Have regular prizing and service level negotiations</p></li><li><p>Manage and monitor budgets for both internal and contracted resources; monitor performance of service providers</p></li><li><p>Make sure all building systems (i.e. HVAC, Elevators, Electrical cabinets, Fire alarm system, sprinkler system etc. etc.) are correctly maintained and certified</p></li><li><p>Program, troubleshoot, schedule and oversee maintenance of all (fire) safety systems for the Campus buildings in line with safety requirements (PVE, Program of Requirements).</p></li><li><p>In-depth knowledge of Building user permits (application/maintaining/adapting)</p></li><li><p>Have regular meetings with Landlords for all maintenance related services provided by the Landlord and document/file the meeting minutes</p></li><li><p>Develop, manage and execute (MJOP) Maintenance plans for all buildings. In addition, you make an important contribution to the maintenance strategy/plan and you make proposals for improving technical installations, including budgeting</p></li><li><p>Assure that all technical drawings of all buildings are up to date</p></li><li><p>Monitor and optimize the electricity consumption in the buildings to ensure EED, LEED-EBOM and Breeam standards. Make sure all PVH Europe set standards/goals for sustainability with regards to building operations are met</p></li></ul><p></p><p><b>The Ideal Candidate</b></p><ul><li><p>5 years of experience minimum, with at least 4 years as operational maintenance manager in corporate facilities office environment</p></li><li><p>A completed MBO/HBO-degree, for example in the direction of installation technology, mechanical engineering, energy technology or equivalent. Experience in the field of technical facility management, maintenance and management of building-related facilities and installation technology</p></li><li><p>Has basic knowledge about Thermal Energy Storage System (WKO), or is willing to learn.</p></li><li><p>In-depth knowledge of applicable laws and regulations.</p></li><li><p>Ability to work with FMIS (Topdesk or similar), Maintenance Plans/systems, AutoCad, Excel</p></li><li><p>Holds VCA-VOL certificate or is willing to obtain it</p></li><li><p>Ability to work with hardware tools and power equipment, solid understanding of technical aspects of plumbing, carpentry, electrical systems etc.</p></li><li><p>Detail-orientated with an aptitude for problem solving</p></li><li><p>Extremel
