The job exists to support all pre-construction activities and ensure smooth delivery of new shell buildings for REI’s Construction Team. The primary responsibilities include managing various components of the new store delivery process with an emphasis on project initiation, due diligence, and lease negotiation. This job is also responsible for supporting project teams through design, landlord coordination, construction, and turnover to operations (and grand opening). Externally, this position is the day-to-day point of contact for real estate developers and landlords for Store Development activities. This role is expected to consistently monitor and deliver highly-customized shell buildings on-time to ensure project success. You will be representing the Co-op in the real estate development community, where REI is a well-respected and sought-after retail tenant which landlords and developers are eager to attract. • Responsible for summary and executive level reports on project status for internal and external stakeholders. Communicate significant changes to individual project timelines and updates to overall project pipeline • Manage landlord / developer construction schedules and align with REI’s internal, cross divisional new store program • Travel to retail locations nationwide for evaluation of prospective sites and taking delivery of premises from landlords/developers. Manage inspection of landlord/developer work and punch list process • Ensures needs of REI’s construction team are met and critical dependencies are satisfied to open new locations on schedule • Lead internal and external development teams (including REI’s architects, landlords and their consultants) throughout design, pre-construction, and construction activities. Drive project meetings, ensure compliance with governing documents, provide formal correspondence as required, and monitor progress and key project deliverables. Track issue resolution and achievement of milestones through delivery of premises and store opening • Collaborate with Real Estate Acquisition Team with collecting, organizing and distributing project information during initiation phase • Maintain project collaboration website and other tools used by external architects, consultants, contractors, and vendors. Maintain internal system of record (SAP Project Systems) with project information, including Work Breakdown Structure templates, project milestones, and budgets • Continuously improve organization, efficiency, and throughput of the Store Development and Real Estate teams • Other Duties as Assigned: May perform other ‘ancillary’ duties as assigned Bring your passion and expertise • Deep understanding of architecture and construction processes, including cost estimation, preferably in the retail industry • 5+ years’ experience managing multiple commercial construction projects simultaneously (tenant improvements, ground-up buildings, and major renovations of existing structures) • 3+ years’ experience, analyzing and composing legal language pertaining to real estate transactions (LOI’s, Landlord Work Letters, Leases, Construction Contracts, etc.) • Experience with administering project management and collaboration software (Procore experience preferred) • Highly literate with Construction Documents. Able to read and interpret drawings, specifications, and industry terminology • Proficient with AutoCAD and other computer aided design software is a plus • Bachelor of Arts – Business, Economics, Finance, and/or Construction Management • Post-graduate / Master degree in business, real estate, construction management, architecture, or related discipline is a plus • Project Management Certification (PMP) or similar is a plus. Experience with project scheduling and associated software (MS Project, Excel, etc.) • Attention to detail, superior time management, flexibility / ability to prioritize competing demands • Ability to exert influence over internal and external partners • Positive attitude and tolerance for ambiguity or changing direction • Experience with process improvement methodologies and process documentation • Familiarity with separation of core/shell scope vs. tenant improvements • Adept at working with designers and creative teams to innovate and successfully implement new concepts and solutions in retail • Understanding of cost management and value-engineering techniques • Willing and able to work in conditions at construction job sites and follow safety standards At REI we offer an enviable work environment that has been recognized on the "100 Best Companies to Work For" list since the award's inception – 22 years in a row!
