Portfolio Manager

My career has thus far has been as a Portfolio Manager for both apartment and homeowner association buildings. They’ve ranged from 4 units to 300 units, with buildings having no amenities to many amenities. I have managed a small 4 member onsite staff but have also supervised and managed over one hundred and fifteen contractual vendors in my current position.

I have enjoyed this industry very much as I believe being responsible for such a large asset has a high risk but there is high reward in return. The need for diligent quality of care and responsibility is what I like most about being a manager, and overseeing operations. However, at this time I would really like to explore new facets: I would like to find a stable position with a company that I can settle down in and grow.

I oversee the governance (per The Davis Stirling Act and Civil Code), financial management (Accounts Payable, Accounts Receivable, and Budgeting), and physical aspects (Contractual Maintenance and Project Management) of twenty-three homeowner associations in Los Angeles valued at $138 million.

I resolved any problems that arose among the property and the residents in regards to policies or disturbances. Posted rent, maintained accurate and updated records of delinquencies so that we could take appropriate measures to collect. Kept in constant contact and communication with the lawyers and the regional supervisor over tenants that needed to go to court for eviction proceedings. Performed daily tracking and assessment of community vacancies and upcoming lease expirations. I created new and efficient marketing techniques to attract potential lessees. Sustained a property budget for maintenance, office, marketing and resident needs. I also handled all vendor services when required and needed.

Assistant Community Manager

Helped conduct job walks, procured subcontractor bids, managed and scheduled subcontractors and employees, provided detailed job tracking, and kept costs within the project’s budget.

Assistant Project Manager 

Maintained the governance, financial, and physical aspects of twenty condominium and town-home associations.

I assisted all prospective residents that walked in the door or inquired via phone, Internet, or email. I scheduled appointments for them to come in to take a tour of the community and followed up with them afterward. I also did clerical work around the office and assisted with delinquencies and accounts.

Leasing Agent

Server – Provided food service for dining customers.
Bartender – Prepared drinks for the dining room, and maintained service for the customers sitting at the bar.
Hostess – Welcomed and greeted guests when they first walked in through the doors and showed them to a table.
Expediter – Added side dishes, primed the plates visually, and cleaned them when the food was ready to be taken to the table.
