Customer Service Manager
•	Responsible for overseeing all SA/CSA duties and ensuring that work is completed correctly, efficiently and that the customer is satisfied with the completion.
•	Handle any issues that may arise with the customer that cannot be handled by a Customer Service Agent.
•	Oversee all 20 assigned accounts, ranging in various scheduled service contracts for building maintenance services as well as individual work order contracts.
•	Develop and maintain positive relationships with clients.
•	Responsible for customer satisfaction and account revenue growth/margin growth.
•	Handle disputes between service provider and property managers.  Handle disputes with Central Processing department.
•	Handle on –call rotation – weekly, monthly, and revolving holiday schedule.
•	Manage a team of 4-6 customer service agents, 20 assigned accounts, and over 500 different customers, to include service providers.
•	Responsible to build a customer service team and manage all payroll and HR duties within the team.
•	Responsible for maintaining and executing Scheduled Service Management Sheets to ensure that timely follow-up is completed of already completed work.
•	Accountable for Quality Control Inspection Completion and review.

Customer Service Manager

•	Responsible to develop and maintain solid relationships with clients while increasing opportunities to secure additional business.
•	Comprehend customer requirements and offer services to meet their needs.
•	Promote the development of Tag or Casual sales to increase branch profitability.
•	Participate in local organizations to promote the branch and company.
•	Work with staff accountants and be responsible for keeping costs within district budgets, forecast future performance against annual budgets, and ensure accurate billing and assist in the collection of overdue accounts.
•	Understand and use the profit and loss statements in relation to district budgets.
•	Control labor expenses by ensuring the payroll for each individual district.
•	Direct the purchasing and inventory management of cleaning supplies.
•	Maintain client relations by ensuring quality services, identifying and correcting problems, maintaining effective quality assurance programs, and maintain constant communication with clients.
•	Create a team-oriented environment where employees can learn and succeed.
•	Manage 90-100 janitorial employees and 2-4 area supervisors.

District Manager

Assistant Unit Director
•	Plan, manage, and supervise all aspects of custodial operations for the campus.
•	Develop, implement and track budget and procurement processes within established guidelines.  Manage established procurement protocols as established by SSC and client.
•	Coordinate the activities and schedules of 3 custodial supervisors, 6 custodial leads and 60+ custodial staff
•	Develop and implement professional training for subordinates.  Provide compliance and technical training for personnel while continuing self-education through short courses, professional associations and other means.
•	Inspect all campus facilities to identify deficiencies and monitor custodial productions and quality assurance.
•	Initiate preventative and deferred maintenance work requests for facility repairs.
•	Assign work orders/interdepartmental work requests and projects to the appropriate direct report.
•	Conduct inspections to ensure that work is timely, of good quality, and within budget.
•	Prepare cost estimates for custodial service requirements and proposed or required minor construction projects assigned to the physical location.
•	Initiate and submit purchase orders with complete bids and specifications for supplies material, services and equipment.
•	Responsible for all tools, equipment and procured supplies.
•	Responsible for conducting annual inventories and inspections of equipment and supplies.

Facilities Director
•	Plan, manage and supervise all aspects of custodial and laundry operations for the facility.
•	Track budget and procurement processes within company guidelines.
•	Organize the activities and schedules of 15 custodial staff, 6 laundry staff and 4 floor-care staff.
•	Implement professional training for existing employees and new hires.
•	Inspect the entire facility to identify deficiencies and monitor custodial and laundry productions.
•	Conduct daily inspection walks with the building director to ensure quality of operations.
•	Responsible for ordering all supplies and conducting annual inventory of equipment and supplies. 
•	Responsible for payroll, hiring/firing process and minimal HR duties for employees.
•	Coordinate room switches and setting up rooms for new admits within the facility.
